Housing Market Bounces After BoC Pause

  • One month on from the BoC formally pausing rates and the housing market saw a new lease of life in April just in time for the spring market.
  • Existing home sales jumped 11.3% M/M in April, the fastest since Jul’20 emerging from lockdown months.
  • The 1.6% increase in new supply wasn’t near enough to keep up with it as prices increased 1.6% M/M for the second monthly increase, following an eleven month 16% cumulative decline.
  • Housing starts meanwhile surprisingly surged 22% M/M jump to 261.6k (cons 220k) from 214k after -11.5% M/M, large even by recent volatile standards.
  • The combination adds to evidence that the largest direct drag from residential investment on real GDP growth is likely behind us after -1pps through 2H22.
