US DATA: April housing starts -3.7% to 1.287m SAAR, below the 1.313m 
rate expected. The March pace was rev up to 1.336m from the originally 
reported 1.319m pace, while Feb was rev down slightly to 1.290m. Annual 
revisions were included in the data.
- Starts were down in the Northeast, Midwest, and West regions, but 
posted a 6.4% rise in the large South region. 1-family starts +0.1%, 
but multi-family starts -11.3%. 
- Building permits -1.8% to 1.352m SAAR vs 1.350m expected, with 
1-family permits +0.9% and multi-family -6.3%. Homes permitted but not 
started +1.9%, suggesting starts could rebound next month.
- April starts and permits were below their 1Q averages, but could 
improve as 2Q progresses.
- Homes under construction flat, while completions +2.8%, a positive for 
new home supply.
