CANADA DATA: Canada housing agency CMHC says "housing starts, sales and prices
for Canada's major housing markets are likely to remain below their pre-COVID-19
levels over the forecast period" through 2022.
- Vancouver home sales to fall as low as 27.3k this year from 33.5k in 2019,
again to as low as 25.6k in 2021 and rebound to 27.1k-32.4k in 2022.
- Toronto sales to fall as low as 76k this year from 88.2k in 2019, to as low as
69k in 2021, rebound to 72k-85k in 2022.
- "Average prices in Toronto, Montreal and Ottawa are expected to rebound sooner
and in the 2020 - 2021 period, while average prices in Vancouver, Edmonton and
Calgary are not expected to see a rebound until later."
- "Lower immigration and less mobility within Canada, coupled with a surplus of
buildings under construction could lead to vacancy rates increasing in the
rental market. However, these increases will be in markets with historically low
vacancy rates and are likely to be short-lived as demand for rental continues to
grow in the medium term."
