MBA Mortgage Applications Nudge Lower As Rates Drift Higher

  • MBA composite mortgage applications fell -2.3% last week, with both purchases (-2.5%) and refis (-2.1%) moving back in sync after some particularly large discrepancies in recent weeks.
  • The 30Y conforming mortgage rate increased 7bps to 6.87%, breaking out of the 6.71-6.83% range seen since mid-December but still 100bps lower than late October highs.
  • The latest report does little to change the trend: mortgage applications have increased 18% since end-2023 lows, led by a 37% increase for refis vs 6% for purchase applications.
