Pending Home Sales Disappoint Amidst Lack Of Inventory

  • Pending home sales took some of the gloss off the recent recovery in existing home sales, surprisingly falling -5.2% M/M in March (cons +0.8%) after an unrevised +0.8% in Feb.
  • The more forward-looking measure, it implies only a small recovery off recent lows, in contrast to the stronger bounce in new home sales which in March returned to pre-pandemic levels.
  • Contract signings fell in three of the four regions with the exception being the south.
  • NAR’s Yun: "The lack of housing inventory is a major constraint to rising sales," … "Multiple offers are still occurring on about a third of all listings, and 28% of homes are selling above list price. Limited housing supply is simply not meeting demand nationally." It should help continue to limit price declines that so far have been very modest.
