Home Prices Now Down 10% Since Peak, Sales Resilient On Month

  • Existing home sales held up better than expected in October, rising +1.3% M/M (cons -0.4%) after a cumulative 36% decline over the prior seven months.
  • Slightly stronger build in inventories nudged the supply up 0.1pts to 3.8 months, a new high since May’20 but still below the 4.9 averaged pre-pandemic in 2019.
  • Benchmark home prices fell -1.2% M/M, now down 10% from the Feb peak having fallen every month since then, but still 37% higher since the pandemic onset.
  • After some initial fluctuations on US PPI data coming in softer than expected, GoCs maintain broadly similar underperformance to Tsys with 2YY -2.9bps vs -4.2bp in Tsys and 10YY -3.2bps vs -3.9bps.
