Housing Starts Reverse February’s Surprise Jump

  • Housing starts fell by more than expected in March from 240.9k to 213.9k (cons 237.5k) for a 11% decrease, reversing February’s strong 13% bounce for the admittedly volatile series.
  • Total urban starts were -12% M/M, of which single family were -16% and multi-unit -11%.
  • It questions what had appeared to be some stabilization in the downward trend in starts whilst relative levels are still notably higher than sales compared to pre-pandemic levels.
  • That being said, residential investment already looks to have had an oversized drag on real GDP growth and if past historical relationships are accurate, has possibly seen the peak of this drag for the cycle.
