Large Beat For Existing Home Sales Adds To Pre-SVB Data Strength

  • Existing home sales surprisingly surged 14.5% in February (cons 5%) after -0.7 M/M, far larger than the prior 8% increase in pending sales and led by the single family category seeing its largest single monthly increase on record.
  • It follows surprising strength in housing starts/building permits plus two consecutive moves of sizeable increases for new home sales as well, which combined with upside revisions to GDP trackers (Atlanta Fed GDPNow +3.2% for Q1 as of Mar 16) show the economy growing strongly prior to the regional banking crisis.
  • Unchanged inventory meant the months supply fell 0.3pps to 2.6, still up (looser) than the 1.7 of Feb’22 but down (tighter) than the recent highs of 3.2-3.3 from the fall.
