Existing Home Sales Defy Bounce With 12th Consecutive Monthly Decline

  • Contrary to hope of a small bounce in sales after rising mortgage applications, existing home sales surprisingly fell -0.7% M/M in January (cons +2.0%). Prior revisions broadly offset each other leaving a trajectory of continued moderation in the slide in housing market activity.
  • Median price growth just about held positive in Y/Y terms, easing further from 2.1% to 1.3% Y/Y as they continue to cool from the May’21 peak of 25% Y/Y.
  • Little change in relative supply: the 2.9 months of supply was unchanged on the month, still looser than the 1.6 from Jan’22 and 1.9 in Jan’21 but equally tighter than the 3.6 averaged in the three Januarys through 2017-19 prior to the pandemic, helping to limit house price moderation.
